We intimately know the properties we manage and can provide accurate and detailed information to prospective tenants and can advise owners on ways to maximize cash flow from their properties. The properties we manage now range from two flat buildings to large multi-unit buildings.

Marquee Management Services offers the following
rental property management services:

APARTMENT RENTALS: We handle the placement of all advertising -- signs, newspaper ads, and referrals. We receive and process all calls from the advertising. We require a detailed rental application to be completed, evaluate each application thoroughly and screen the prospective tenant(s) before approval. In addition, all tenants are required to pass a credit check and landlord and employment verification. We show properties seven days a week until rented. No apartment is considered rented until we have received a signed lease and the security deposit.

PROPERTY INSPECTION: Properties are inspected at move in and move out. Anything above normal wear and tear is noted, repaired and charged to the security deposit. The balance of the deposit is returned to the tenant. Landscaping and interior common areas are inspected and maintained on an agreed upon basis.

MAINTENANCE: We check and provide routine maintenance on heating and air conditioning systems, smoke detectors and carbon dioxide monitors. If our property inspections or tenant calls reveal routine maintenance or minor repairs that need to be performed these concerns are address right away. In addition, we can oversee large maintenance projects or capital improvements for reasonable fees. To protect or increase the value of your investment we may recommend certain improvements for your building.

RENTS: We collect your rent for you and work with tenants to ensure the rent is paid by the first of the month. We review the rents at the end of each lease period to assure that your property is achieving maximum income based upon current market conditions.

TENANT RELATIONS: We take all tenant calls for your building and are available 24 hours a day. We maintain a good professional relationship with each tenant. Our goal is satisfied long-term tenants who pay the rent on time and take good care of your property.

DEPOSITS: We will work with you to develop a security deposit program which meets your needs and the needs of your tenants. Security deposits are held in accordance with Landlord/Tenant Ordinance.

ACCOUNTING SERVICE: We send you a computer generated statement of income and expenses each month. These statements will show monthly activity of your property and will make year-end tax preparation easier.

CONTRACT and FEES: Our management fee is a small percentage of the gross monthly rent collected and our leasing fees are reasonable and competitive. Your satisfaction is guaranteed as our management contract is terminable by you at any time with 60 days notice.
